A Closer Look at Lot Marking

The Importance of Lot Marking: Enhancing Safety and Aesthetics

Striping a newly paved parking lot is important for two main reasons–aesthetics and safety. The color contrast of a newly striped lot is attractive and promotes a positive image for the property. More importantly, striping serves to direct people safely around the parking lot by designating drive lanes, fire lanes, ADA-accessible areas, crosswalks, and parking spaces.

Lot Marking with Bumper Blocks

Lot Marking with Bumper Blocks Striping over various surfaces requires different materials. For example, striping over fresh asphalt or sealer requires a water-borne coating. These paints are typically formulated with lead-free pigments and do not contain any “active solvents.” Striping over concrete substrates requires chlorinated rubber paint for optimal adherence. These paints are essentially a modified alkyd with strong solvents to promote adhesion and disperse the chlorinated rubber.

Paints should be applied using an airless striping machine at a minimum of 13 mil wet film thickness to ensure long-lasting, high-quality lot marking. Typical drying time is 30 minutes; however, traffic should remain off the lot for at least one full hour.

Is Your Lot Properly Marked?

Lot marking is not just about applying paint to a surface; it’s about creating a safe and efficient flow of traffic. Proper lot marking helps in preventing accidents and confusion by clearly indicating parking spaces, pedestrian pathways, and emergency lanes. A well-marked lot ensures that all visitors, including those with disabilities, can navigate the space safely and efficiently.

Benefits of Professional Lot Marking

Investing in professional lot marking services can bring numerous benefits:

  1. Enhanced Safety: Clear and visible markings reduce the risk of accidents and ensure the safety of both drivers and pedestrians. Properly marked crosswalks, stop lines, and directional arrows help in managing traffic flow effectively.
  2. Compliance with Regulations: Professional lot marking ensures that your parking lot complies with all local, state, and federal regulations, including ADA guidelines. This not only avoids potential fines but also shows a commitment to accessibility and inclusivity.
  3. Extended Durability: Using high-quality materials and professional application techniques ensures that the markings are durable and resistant to wear and tear. This reduces the frequency of maintenance and repainting, saving time and money in the long run.
  4. Improved Aesthetics: A freshly marked lot significantly enhances the visual appeal of your property. It gives a well-maintained and organized appearance, which can positively impact customer perception and satisfaction.

Lot Marking Techniques and Materials

Different lot marking techniques and materials are used depending on the type of surface and the specific requirements of the parking lot. For instance, reflective paints can be used to increase visibility during nighttime or low-light conditions. Thermoplastic markings are another option, offering high durability and longevity, making them ideal for high-traffic areas.

Lot Marking and Environmental Considerations

In addition to safety and aesthetics, modern lot marking practices also consider environmental impacts. Using eco-friendly paints and materials, such as water-borne coatings, minimizes harmful emissions and contributes to a greener environment. These materials are safer for the workers applying them and reduce the overall environmental footprint of the lot marking process.

Regular Maintenance of Lot Markings

Regular maintenance is crucial to keep lot markings visible and effective. Over time, exposure to weather, traffic, and other elements can cause markings to fade. Scheduling periodic inspections and touch-ups ensures that the markings remain clear and functional. This proactive maintenance approach helps maintain safety standards and extend the markings’ life.
