Working with Clients to Find Custom Solutions

Rose Paving was one of the four contractors called in by a California homeowners association to assess their property and agree on a scope of work. After the bids were submitted, the property manager found the other contractors’ recommendations weren’t what was agreed upon. To overcome this, we worked directly with the community manager to make recommendations and determine the best scope of work for the project. Once we secured the job, our experienced team of pavers got right to work, performing a 2-inch mill and overlay and infrared repairs to prevent potholes and maximize safety. After those repairs were completed, we sealcoated the area and re-striped lines and arrows for efficiency and aesthetic appeal. The best part? Extending the life of their property while staying well under budget.

Solving Problems and Preparing for the Future Creatively

A homeowners association in Georgia called us in because stormwater was draining incorrectly at an exterior staircase and flooding the interior of the facility. After surveying the site and taking the necessary measurements, we devised a plan to redirect stormwater and address their drainage concern. First, we removed and replaced the concrete pad at the base of the stairs and installed a larger drain box with pitch toward the drain. To prevent this problem from happening again, we installed barrier curb and a new drain to redirect water flow away from the stairs and toward a proper drainage system. Now the property is ready to withstand any spring and summer rains coming its way.

Phasing Projects and Redirecting Traffic for Maximum Convenience

A series of 33 large horizontal cracks caused by sub-par asphalt installation were wreaking havoc and becoming a safety concern in a California residential complex. Our project manager worked closely with the homeowners association on plans to fix the roadways with minimum inconvenience. Rose Paving opted for a three-phase approach that allowed us to conduct the asphalt removal and replacement on small sections of the property at a time. We helped design and set up alternate routes with clear signage so residents could move around freely as we focused on getting their roads back in working order.
