Infrared Asphalt Repair Services from Rose Paving

Asphalt pavement is utilized in a variety of different applications because of its durability, cost-effectiveness, simplicity of construction, and strength. Asphalt is the material of choice for parking lots because of its ability to withstand heavier loads than other surface materials. Regular, ongoing maintenance and repairs, such as infrared asphalt repair, can extend the life of your parking lot.

In order to maximize the life of your asphalt parking lot, it is important to develop a pavement management plan involving routine inspections and ongoing preventative maintenance. Infrared technology can be an economical part of that plan, especially for parking lot pothole repair, uneven or rough driving surfaces, and other intermediate asphalt repair needs.

What Is Infrared Asphalt Repair?

Infrared asphalt technology is a safe and cost-effective solution for critical asphalt repairs. This unique and eco-friendly method blends fresh hot-mix asphalt right in with the original and then compacts it to create a seamless restoration. It is one of the few asphalt services that recycles existing asphalt, as the process heats and then rejuvenates any salvageable material using infrared technology.

Once the area to be repaired is swept or blown clean, the area is heated and raked. Then additional material is applied to the area and compacted to create a smooth, seamless surface. For specific details about Rose Paving’s process, read the “Infrared Asphalt Repair Process” section below.

When to Use Infrared Repair on Your Parking Lot

Infrared technology is an ideal asphalt maintenance solution for intermediate asphalt restoration and asphalt parking lot repair. Rose Paving’s expert team may recommend infrared repair and asphalt patching if your lot displays any of the following signs of damage:

  • Potholes, especially in high-traffic areas
  • Pavement heaving, which is unevenness of pavement caused by moisture in the ground freezing and thawing
  • Uneven surfaces surrounding catch basins, a common problem in areas with frequent freeze-thaw cycles
  • Rough surfaces in drive lanes or parking stalls

Because infrared repair is a surface-level solution, it is not recommended for repairing serious structural issues. For instance, infrared repair is not appropriate for parking lots with a large network of cracks, fragile asphalt, or very large surfaces (it is more suited to patching).

Infrared Asphalt Repair Process

Rose Paving’s team takes the following steps during the infrared asphalt repair process:

  1. The asphalt repair area is swept or blown clean, removing all loose aggregate (which is granular material made of sand, gravel, or crushed stone) and/or water.
  2. The surface area is heated to 325 degrees for 5 to 10 minutes depending on the depth, season, and existing aggregate (typically 1 to 3 inches).
  3. Once the repair area has been heated, it is raked to remove compromised aggregate, and a rejuvenating substance is applied to restore crucial oils lost due to aging and oxidation.
  4. Additional asphalt is applied to the area, and it is raked and leveled for an even result.
  5. Once the fresh asphalt is placed, it is compacted with a series of rollers and machinery to set the pavement and finish the repair.

Benefits of Infrared Asphalt Repair

Infrared ray technology is effective and safe for asphalt repair. It allows for deep penetration of the existing asphalt to repair and reclaim it without causing burning, scaling, or separation of the asphalt from the aggregate.

Here are some additional benefits of using infrared technology for your next asphalt repair:

  • Save Money – Infrared repairs can cut down replacement costs and extend the life of your pavement.
  • Save Time – This repair option is quicker than traditional asphalt resurfacing.
  • Seamlessly Repair – The patch bonds to the existing surface and creates a strong, waterproof seal that withstands wear and harsh weather or climates.
  • Appropriate in All Seasons – Infrared asphalt restoration can be done in any location and any climate, making it the ideal repair for multi-location lots.
  • Enjoy Fewer Traffic Interruptions – Vehicles can drive on the patch almost immediately, which results in little to no pause in cash flow for your business.
