Concrete, by far, is the most popular construction material for parking structures because of its strength and durability. But, over time, wear and tear can take its toll on any parking garage or deck.

Preventative Parking Structure Services
Waterproofing: Water that penetrates the slab of a parking garage will corrode the rebar located within the concrete. Waterproofing membranes are applied to the slab and are engineered to prevent water from seeping within.
Deck Coating: Coatings can protect concrete parking decks from elements such as vehicular and pedestrian traffic abrasion, and freeze/thaw cycles.
Traffic Coatings: A coating is applied to a concrete surface as a waterproofing layer on the decking to provide a shield from the damaging effects of water penetration, UV rays, and road salt. This is generally used in high-traffic areas with direct exposure to the elements.
Epoxy: Epoxy coating enhances the appearance of the concrete surface to which it’s applied. It also protects the concrete surface against damage from hot tires, gas and oil leaks, and general wear and tear.
Moisture Barriers: This involves a thin plastic membrane placed below a concrete structure to restrict water vapor from moving from the damp ground into the slab. This will allow good adhesion between the sealer and the concrete slab as well as reduce the chance of efflorescence forming on the surface.

Shot Crete: This type of concrete is pneumatically projected onto a surface at high velocity. It undergoes placement and compaction at the same time and it can be impacted onto any type of surface, even overhead areas.
Wall & Column Repairs: Deterioration in columns occurs over time and the signs are structural cracks in the concrete, spalling or pieces of concrete chipping away from the surface, defection of the structure, or corrosion appearing on the column/ wall surface. Depending on the severity of the damage, epoxy injection may be sufficient, but other instances might require a re-pour.
Expansion Joint: Deck expansion joints provide room for the concrete structure to flex independently under heavy loads. Malfunctioning expansion joints can restrict the necessary movement in the slabs or allow water to enter the structure. New expansion joints are installed to restore the functionality of the structure.
Post Tension Repairs: Post tension repairs are required to restore strength and integrity to the structure. Visible signs that a structure needs post tension repairs are: broken tendons that are coming out of the structure, excessive deflection, cracking that runs parallel to the post tension strands, and diagonal shear cracks in beams and joists.
Deck Repairs: Deck repairs are needed when the cast surface of the concrete is compromised. Typically the damaged section is removed and concrete is reapplied into the void.
